SHEET 01 / 06 — DEVELOPMENT ADVISORY — DUBAI

Before the first pour, the numbers should already work.

Independent advisory for developers, family offices and private investors in Dubai and the Northern Emirates. Led by an architect who also represents the owner on site.

  • B.Arch, Alexandria University, 1989
  • AMCON Architectural & Engineering Consultants, Dubai, est. 2005
  • Client representative for Sharaf Group, 5 years

SHEET 02 / 06 — METHOD — SCALE 1:500

Four disciplines, from plot to handover.

Each stage protects the developer’s capital. Switch to Yield to see the same project as cash.

  1. 01

    Read the plot.

Plot shape efficiency, GFA and FAR ratios, zoning and height restrictions, tested against Dubai Municipality and UAE land authority rules. Highest-and-best-use strategy is set before design hardens, and location advantage, from transport corridors to commercial hubs and residential demand nodes, decides the right unit mix for the end user.

  2. 02

    Model the project.

End-to-end pre-development financial models: CAPEX and OPEX breakdowns, yield, IRR and risk-mitigated frameworks for residential, commercial and industrial plots. Phase-by-phase drawdown charts and liquidity forecasts protect capital through construction.

  3. 03

    Engineer the value.

Structural, MEP and spatial audits remove unnecessary CAPEX while growing sellable net area, so gross revenue and net margin rise together.

  4. 04

    Stand on the owner’s side.

Direct owner representation: supervising the main contractor, auditing variations and BOQs, verifying site quality and inspecting defects from ground-break to handover.

SHEET 04 / 06 — POSITION

Sustainable design shouldn’t cost more than it delivers.

A building can be green and still be a poor investment. The task is to make sustainability work financially for the developer, the owner and the people who run the building for years.

  • Façade

Better solar control and the right glazing can cut cooling demand without defaulting to costly façade systems.

  • MEP

Correctly sized equipment, efficient controls and good coordination reduce energy use and unnecessary capital spend.

  • Orientation

Decisions at concept stage shape solar exposure, cooling load and occupant comfort for the life of the building.
